How This Report Was Constructed
This report was produced by Simone Feldman Designs as a community research resource for homeowners across Gwinnett and Forsyth County. It draws from publicly available government data, peer-reviewed research institutions, and nationally recognized housing and aging organizations.
Primary Data Sources
U.S. Census Bureau - American Community Survey (ACS)
Housing stock age and unit counts are drawn from ACS 1-Year Estimates, 2024, Table B25034, using FIPS codes 13135 for Gwinnett County and 13117 for Forsyth County. Total housing unit figures are 351,100 for Gwinnett and 96,530 for Forsyth.
Emory University Injury Prevention Research Center
Fall injury statistics are drawn from Emory's analysis of Georgia Department of Public Health OASIS surveillance data for the 2022 reference year, including ER visits, deaths, and comparative hospitalization and fatality risk multipliers.
Atlanta Regional Commission
Senior population projections, including the estimate that Gwinnett's age 65+ population will reach approximately 330,000 by 2040, are sourced from ARC long-range demographic forecasts.
Harvard Joint Center for Housing Studies
The stricter aging-ready threshold used in the report, which adds wide hallways and doorways to the Census Bureau's three-factor definition, is drawn from published JCHS research.
Seniorly 2025 State Rankings
Georgia's ranking of 48th out of 50 states as a place to age in place is sourced from Seniorly's 2025 national comparative study.
NAHB CAPS Directory and SeniorResource Atlanta
CAPS-certified professional counts and regional listings are drawn from the NAHB CAPS professional directory and SeniorResource Atlanta listings at time of publication.
CareScout Cost of Care Report
The Georgia assisted living annual average rate of $74,400, used to contextualize the $7,500 median home modification figure, is sourced from CareScout national cost-of-care survey data.
Time Period
Primary housing data reflects 2024 ACS estimates. Fall injury and mortality data reflects the 2022 Georgia DPH OASIS reporting year. Population projections extend to 2040.
Limitations
The aging-ready home estimate applies the Census Bureau's 10% national benchmark to local housing stock. County-level aging-readiness surveys have not been conducted for Gwinnett or Forsyth County specifically, so the estimate should be treated as an approximation rather than a direct measurement. CAPS directory counts reflect listings at time of research and may not capture every certified professional in the region.
