New Report: South Atlanta Homeowners Face $7.2 Billion in Back-to-Back Storm Exposure

A new storm damage research report released by Judson Roofing Pros reveals that South Atlanta communities, including Peachtree City, Newnan, Fayetteville, and Riverdale, have absorbed more than $7.2 billion in cumulative storm exposure across two catastrophic weather events in fewer than four years.

The report, drawing on data from NOAA's National Centers for Environmental Information, the Georgia Office of Insurance, FEMA, and the U.S. Census Bureau, documents how the March 26, 2021 EF-4 tornado and September 2024 Hurricane Helene struck overlapping communities with historic force.

The 2021 tornado remains the single most destructive weather event in the Atlanta metro area in recent decades. One mile wide and on the ground for 53 consecutive minutes, the storm cut a 39-mile path through Heard, Coweta, and Fayette counties, damaging or destroying 1,726 homes in Coweta County alone and generating more than $200 million in insurance claims.

By the one-year anniversary, more than 16,000 insurance claims had been filed, and county officials documented widespread cases of homeowners discovering they were underinsured for the full replacement cost of their losses.

Three years later, Hurricane Helene struck. The National Weather Service office in Peachtree City, located directly within Judson Roofing's service territory, issued pre-landfall warnings specifically describing considerable roof damage to sturdy buildings, with some window, door, and garage door failures leading to structural damage.

Helene caused 37 deaths and more than $7 billion in statewide damage across Georgia, triggering FEMA Major Disaster Declaration DR-4831-GA covering Fayette and Coweta counties. The report notes that claim windows for Helene-related damage were expected to close between March and September 2025.

Compounding the storm exposure is a housing stock that is aging out of its roof lifespan. Peachtree City, founded in 1959, contains residential properties with roofs now estimated between 40 and 65 years old, well past the industry-standard 20-to-30-year expected service life. Coweta County homes built in the 1990s carry roofs 25 to 35 years old.
