The findings point to a county-wide replacement cycle driven by a single demographic fact: Fayette County's housing stock was built primarily between 1975 and 2005 during the peak residential buildout of Peachtree City and surrounding communities, meaning many original roofs are now between 21 and 51 years old.

The NRCA documents a national asphalt shingle lifespan of 15 to 25 years, but the study notes that Georgia's specific climate conditions push effective lifespan to the lower end of that range, 15 to 20 years. Metro Atlanta and South Atlanta routinely exceed 90 degrees Fahrenheit for 30 to 50 days per year, with attic temperatures during those periods commonly reaching 140 to 160 degrees Fahrenheit on inadequately ventilated roofs.

The financial stakes of delayed replacement are significant. The study documents that a deferred roof replacement that allows sustained moisture intrusion to cause interior damage and mold growth can transform a $12,000 replacement project into a $28,000 to $80,000+ remediation and repair effort. The EPA notes that mold begins to colonize within 24 to 48 hours of sustained moisture exposure.

Compounding the risk, the Insurance Information Institute confirms that homeowners insurance typically covers sudden and accidental damage, not gradual deterioration, meaning claims filed after years of deferred maintenance may be denied outright.
